• Sales of freehold land/property/development land to include option, overage and clawback arrangements. Sales and purchases of leasehold land to include licences to assign, licences to occupy and variations to leases. Sales by auction. Value of work for sales of land/property/development land up to £50 million and for leasehold land annual rents of up to £1 million rental per annum. This includes advice on the SDLT implications of the transaction.
• Acquisitions of property to include all due diligence work to be carried out including the drafting negotiating and completion of the legal documentation for the successful transfer of the sites to our client.
• All property aspects relating to the Thames Gateway Bridge to include agreements for sale/lease, licences to occupy, option agreements, deeds of grant and deeds of variation, and advice on the SDLT implications of the transaction. The scheme is estimated at a cost of £350 million.
• Property management work to include sale and purchase of leaseholds, licences to assign, deeds of variation, variations to leases and licences. To include provision of advice and where necessary for contentious matters.
• Sale and purchase of land and buildings both residential and commercial, including grant of leases, licences and deeds of grant and variation. General property advice with particular reference to enfranchisement and lease extension for landlords. All work to include advice where necessary on contentious matters.
• Acting for developers acquiring properties (including pre-let units) and restructuring the property involving the creation of new leases, the setting up companies for the future management of sites, the grant of new short term leases etc.
• Producing certificates of title for large institutional lenders for residential and commercial properties to include hotels, properties with student accommodation, development properties, leases and ASTs.
• Sale and purchase of residential property.
